How we work

We project manage the entire subdivision for you, co-ordinating and overseeing the work required.

• We act We act solely in your best interests as your agent throughout the subdivision process and we are governed by New Zealand Law Society regulations and guidelines.
• We work We work with our Land Dividers Panel of recommended professionals and contractors, including surveyors, planners, engineers, tax experts, mortgage brokers, and service contractors.
• We manage In a nutshell, we manage the entire process for you, from obtaining required Council consents to the subdivision through to the issue of separate title(s) for your new section(s).

We do not receive secret commissions or referral payments from any of our Panel of professionals and contractors who carry out work for you.

Our fees are guided by the extent and size of your subdivision, and are quoted to you at the start.

Obtain Council Permission

• Instruct Land Dividers

  After reading Land Dividers Preliminary Report, you can decide to instruct Land Dividers to move to getting Council permission for your subdivision.

• Discuss the Cost

  We will discuss how the cost is to be financed, with the assistance of our Land Dividers’ Panel of mortgage brokers.

• Council Consents

  Land Dividers will then act as your agent to co-ordinate the different Land Dividers panel of professionals needed to obtain the required council consents.

Complete Subdivision

• You instruct Land Dividers to act as your agent to co-ordinate all the different professionals and services contractors needed to meet the terms of the Council Consents. We will obtain quotes from our Panel as required for your prior approval.
• We then complete the legal work required to obtain separate title(s) for your new section(s).
• End Result - You have now unlocked the value of your property.

What to do then

• You can turn the section(s) into cash by selling: or
• You can build a house(s) on the section(s) and turn it into cash by selling: or
• You can keep the house(s) for rental income; or
• Family members can live in the new house(s).
• Land Dividers can talk to you about these options if you wish.
